Do you need a TM44 air conditioning inspection?

Under the Energy Performance of Buildings Regulations 2007 building owners or operators have a legal obligation to have their air conditioning systems inspected every 5 years if the total output is 12 kW or above (this includes the combined total of individual air conditioning units).

F-Gas

F-Gas regulations require the operator of stationary air conditioning or refrigeration equipment that use refrigerants containing F-gases to comply with the obligations in the F-Gas regulations. The main requirements of the F-Gas regulations for all stationary systems are:

Legionella

Most air conditioning systems found in buildings today present a low risk of legionella being present and becoming a health and safety risk. The higher risk systems such as cooling towers are typically found in large buildings.

The most common type of split and VRF systems used in most building only present a low risk normally from the stagnate water found in the drip trays. This risk can be managed through regular maintenance and chemical cleaning.
